Before Signing a Home Construction Contract: 5 Critical Things You Must Check (2026 Edition)

Building a house is the biggest investment in life. But many people fall to death because of "Don't read the contract well" until it leads to the problem of contractors leaving the job, the budget or getting a house that doesn't match the cover. Today, Power Home Design will come to the contract to make it clear that before signing the pen, you have to check these 5 important points for sure.

1. BOQ must be detailed! (Bill of Quantities)

A good contract must be attached BOQ or an account that always shows the amount of materials and prices. It is absolutely forbidden to accept the "total" price. In BOQ, it must be clearly stated what brand of bricks are used, how many bags of mortar, how much tiles per square meter in order to actually check and use as evidence if there is a reduction in the specifications of

2. Payment Terms and Progress

The distribution of installments must be consistent with the actual work (Progress Payment).

  • Prohibitions: Do not pay too much of the first deposit (such as 30-40%) because there is a risk of running away from the money.
  • Correct: Should be divided into installments, such as 10-15% when completing the foundation, beams, roofs, etc.

3. Specify the "brand and model" of the material clearly.

The word "grade A" or "equivalent" is the most dangerous loophole. In the contract, the brand name, model, color and size of the material must be clearly stated, such as "Cotto sanitary ware model X" or "TOA color model Y" to prevent cat dyeing with low-grade items.

4. Set the completion date and "fine" (Penalty

The contract must specify the exact start date and delivery date, and specify late penalty on a daily basis (for example, 0.01% of the contract value per day). If this is not included, the contractor may pull the work for a long time without you being able to do anything.

5. Warranty (Warranty)

The house is finished, not the end. The standard contract must specify the warranty period.

  • Architectural work: (roof, paint, plumbing) should be guaranteed for at least 1 year.
  • Structural work: (poles, beams, foundations) should be guaranteed for 5-10 years.
